Teaticket Apartments


Located along Route 28 in Falmouth, the project consists of 39 one- and two-bedroom units across two new two-story buildings. Also included in the project are the renovation and rehabilitation of an existing historic school house for community use, a new community room, parking for public and residences, and a new public park acting as a buffer between Route 28 and the residences.  Local support for the planned project was built through presentation of project design strategies and benefits to numerous community groups.

The buildings are designed to ensure that all units having a southern or northern exposure maximize the quality of natural daylighting. Each unit enjoys a dedicated outdoor patio or balcony to promote natural ventilation. The views from the units were considered, thus developing a public and private space relationship through the thoughtful organization of circulation, windows, patios/balconies, landscaping and architectural treatments. Recycled materials are specified, indigenous plant species are maximized to promote water conservation and the proposed septic system complies with local low-nitrogen loading requirements for groundwater quality. This project expresses the residential character that is appropriate for a multi-unit housing on Cape Cod.
