Renovation and Fit-Out

Originally constructed in 1918, Flynn Cruiseport Boston is being modernized to meet the demands of Boston’s growing cruise market while improving passenger flow, comfort, and operational efficiency. The project introduces a new covered 600-foot exterior concourse, transforming an existing roof extension into an accessible passenger pathway connected to a state-of-the-art boarding bridge designed to serve larger and more frequent vessels.

Inside the terminal, a new embarkation escalator and reconfigured security process will allow passenger boarding and vessel debarkation to occur simultaneously. These improvements expand check-in and screening capacity, reduce wait times, and create a more efficient path from curbside arrival to the gangway.

The modernization also includes a new 1,000-passenger hold room with upgraded restrooms, a mother’s room, and flexible VIP space. Designed to meet current Massachusetts energy code requirements, the new passenger areas will provide a more comfortable, climate-controlled environment within an improved, high-performing building envelope—bringing new life to a once-unimproved warehouse space.
